Dublin households warned to complete one ‘crucial’ form or face €3,000 fine

More than one million people have yet to file their Local Property Tax returns, and those who haven’t are being reminded they must complete three essential steps

Homeowners across Dublin and nationwide are being warned that they could be slapped with fines up to €3,000 if they overlook a crucial deadline next week.

Revenue is set to impose penalties on property owners who neglect to submit their Local Property Tax return before November 7. Over one million individuals have yet to file their tax returns, according to Galway Beo, and those who haven’t are reminded they must complete three essential steps:

  1. Ascertain the valuation band of their property as at 1 November 2025.
  2. Submit their LPT Return, including the valuation band, by 7 November 2025
  3. Pay, or make arrangements to pay, the LPT charge for 2026.

Katie Clair, Manager of Revenue’s LPT Branch, commented this week: “The level of returns filed to date is encouraging, with over 550,000 returns filed to date. However, I urge any property owner who has not yet thought about their LPT for 2026 to do so now.

“When submitting your LPT return you will be asked to make arrangements to pay your LPT charge for 2026. There are a number of payment options available, and property owners can pick the one which suits them best.”

Property owners who fail to file an LPT return at all could face a hefty €3,000 penalty. Revenue also holds the power to recover the debt by instructing employers to deduct the LPT directly from wages, or by taking it from social welfare or pension payments.

The simplest way for property owners to submit their LPT return is through the LPT portal, accessible via myAccount or ROS. Revenue is constantly keeping an eye on all live filing systems and acts quickly to rectify any technical issues that crop up. Recently, several such problems were spotted within the LPT portal, and a system update was rolled out earlier today to address these glitches.

Ms Clair said: “The number of returns filed to date, and particularly over the past few days alone, demonstrates that there are no widespread issues with the LPT portal. We do, however, understand the concern individual taxpayers may experience if they have difficulties filing their return.

“The issues identified to date have now been resolved and almost 10,000 returns have been successfully submitted through the LPT portal since the fix was deployed this morning. However, if you encounter any problems using the LPT portal or filing your return, you can ring our LPT helpline on 01 738 3626 and our operators will assist you. Property owners can rest assured that Revenue will continue to monitor the functionality of our systems in the final days leading up to the filing deadline, as we do in the case of all significant return filing dates.”
