Plans for 280 homes and new hotel on outskirts of town

People are being asked for their views on plans to build up to 280 homes and a hotel on the outskirts of a Gloucestershire town.
Developers are looking to build on land south of Ross Road at Conigree Court in Newent.
Their scheme includes 112 affordable homes, flexible office space and business units next to a potential hotel.
The proposals could also include a small renewable energy micro grid made up of ground and roof-mounted photovoltaic panels.
The people behind the proposals say their ambition is to “deliver an innovative and sustainable urban extension to the Newent community, which will integrate both the town and the countryside”.
They say the proposal aims to provide an intimate neighbourhood with access to community and employment facilities by reinforcing Newent’s key role in the north for the Forest of Dean district while benefiting a low carbon economy and providing much needed sustainable housing for all.
Black Box Planning, on behalf of Arenite Developments, intends to apply to the Forest of Dean District Council for planning permission to develop this site.

And they have set up a webpage for residents to submit their views on the proposals.
The results will be shared with the council as part of any future planning application.
The plans include new accessible green spaces and footpaths, “biodiverse” green corridors and spaces as well as a reedbed system to treat foul water.
And an on-site micro-grid including on-site solar and battery storage for on-site energy dependence.
“The proposal includes the provision of up to 280 new homes which will be focused towards the eastern edge of the site where it is closest to the existing built form of Newent,” the planning consultants say.

“This is to help with integrating the new development with the existing town to help strengthen the community.
“The proposal intends to deliver 40 per cent of the housing as affordable housing. If 280 new homes are provided within the proposal, this will result in 112 new affordable houses for Newent. The tenure mix of the houses would be reflective of the local need.
“It is proposed that the northeastern corner of the site will feature an area for an employment space which may comprise a new hotel for the area.
“The potential for any commercial space is envisaged as a community business hub to help support start up businesses and modern working practices such as home working.”
